Frequently Asked Questions
Sometimes, extra work or property-specific costs come up that can’t be included in the initial quote. All our law firms provide a list of any additional fees once they start working on the case — so there won’t be any surprises along the way.
Most solicitors do charge a fee for handling a new or revised mortgage offer, but some will include the first revised offer without extra cost. It’s always worth checking with your conveyancer to know what applies in your case.
Yes, you can. Just let us know who needs access, and we’ll make sure the right people can stay informed and involved.
We make payments weekly via BACS. For remortgages, payments go out the week after completion, and for other cases, payment happens the week after exchange.
No, none of the above locations are covered through our online hub. We only handle properties located in England and Wales.
BSA stands for the Building Safety Act. It applies to any property that is three stories or more, or over 11 metres in height.
Absolutely! You can request a specific fee earner either by noting your preference in the instructions when submitting a case or by contacting the fee earner directly, or your Account Manager/BDM. However, if your requested fee earner is at full capacity with existing files, the case may be allocated to another fee earner who has availability.
To cancel a case, please inform the fee earner handling your matter and/or your Account Manager/BDM directly. Currently, there is no option for you to cancel a case through the online hub yourself, as we need to ensure the law firm is properly notified to close the file on their end.
We have law firms on our panel that handle auction and bridging files. However, it’s best to contact your Account Manager or BDM directly for pricing and availability. Auction and bridging cases are often managed by specialist teams, so we need to confirm their capacity before providing a quote.
We are not qualified to provide definitive advice on Stamp Duty matters. While we can offer a general opinion, we strongly recommend consulting HMRC directly or seeking guidance from a qualified tax advisor to ensure accurate and appropriate advice for your clients.
Our Search Protection provides reassurance to your clients if their initial property purchase does not proceed. If the original transaction falls through, clients have up to six months from the date the initial searches were ordered to buy a new property. As long as they use the same solicitor, they will receive a second set of property searches for the new purchase at no extra cost.
The main difference is in the services included. The Fixed Price Remortgage covers the client’s initial ID verification and the first telegraphic bank transfer fee, which are not included in the Cashback Remortgage. The Fixed Price Remortgage is only available through ONP. If ONP cannot handle a case, we recommend choosing the Cashback Remortgage instead, as it provides access to a wider panel of
solicitors, including Fidler & Pepper, Gorvins and LPL.
We occasionally run referral schemes for our current brokers to refer other brokers. Keep an eye on our social media channels and your email for updates on when these schemes are active and what rewards are available.
We can abort your case on your behalf. All our quotes are on a no completion, no fee basis (excluding any disbursements already paid).
